Conveyancing Fees

Our fees are all fixed. They start from £600.00 plus VAT on a sale and £850.00 plus VAT on a purchase. Fees will vary depending on the nature of the transaction and the following may increase the fee payable:

1. The value of the Property

2. If the Property is leasehold

3. If the Property is a New Build

4. You are purchasing in a company name

The above is not an exhaustive list and there may be other factors that affect the fee payable.

The feeds payable can rise to £1,500.00 plus VAT if any factors requires us to revise our fees.

Disbursements will also be payable. The average disbursements on a sale will be £45.00. This is inclusive of VAT and includes a copy of your title, telegraphic transfer fee and electronic identification fees.

The average disbursements on a purchase are £400.00 (this excludes Stamp Duty Land Tax). This is inclusive of VAT and includes a full search pack (local authority search, water & drainage search and environmental search), final land registry searches, land registry fees, telegraphic transfer fee, and electronic identification fees.

The land registration fee increases with the value of the property and the land registry fee used to calculate the average disbursement figure above was £40.00. This is the fee payable for a property up to the value of £100,000.00. The stamp duty payable on a property varies depending on numerous factors, including:

• If you are a first-time buyer

• If you are purchasing a second property

• If you are purchasing in a company name
